UK fire alarm regulations state that your fire alarm system must be ‘adequately maintained’. However, BS 5839 recommends that a fire alarm system should be inspected by a ‘competent person’ at least every 6 months, and the government recommends following this standard.

As required in BS5839:1-2017 (46.2), upon the appointment of a new servicing organisation a special inspection of the system should be carried out to obtain sufficient information to be documented for effective future servicing of the system.
Major areas of non-compliance should be documented and identified to the premises management. (it is not implied that non-compliances need to be rectified; this is a matter for the user to determine, based on the advice of the servicing organisation, the enforcing authorities, the insurer and any third-party advisors engaged by the user, as appropriate)
Within this special inspection we will carry out the following:
- Test 100% of the devices on the system
- Check all onsite documentation is current and up to date (Zone Lists etc.)
- Provide report of any remedial action required (if any)
Following a maintenance visit, you should receive a full written report of any devices or parts that have failed the tests. You should also be advised whether the works specified are just recommendations or whether they form a non-compliance issue.
